A home loan application is the lender checking two things: that you can service the repayments, and that you are who and what your documents say. Missing or inconsistent paperwork is the single biggest cause of slow approvals, not the loan amount or the property. Getting organised before you apply, rather than scrambling once you're under contract, is what actually shortens the timeline.

Three things, almost every time: bank statements that don't reconcile with payslips, undisclosed debts that show up in the credit check anyway, and expenses that look unrealistically low for the applicant's income. None of these are fatal, but each one triggers a request for more information and adds days. Disclose everything upfront and the lender has nothing left to query.

Pre-approval vs unconditional approval

Pre-approval is an early read based on your documents and a credit check: useful for house-hunting with a budget in mind, but not a guarantee. Unconditional approval comes after you've signed a contract and the lender has verified everything, including a valuation of the actual property. That's the approval that matters for settlement, and it's why a strong pre-approval file makes the final step quicker rather than starting again from scratch.

Pre-approval is often a few days with a clean file. Unconditional approval, once you've signed a contract, typically takes one to three weeks depending on the lender and how complete your documents are.
What counts as genuine savings?
Generally, funds you've held and can show accumulating over at least three months: regular pay deposits into savings, or an existing term deposit. A lump sum that appears the week before you apply usually doesn't qualify on its own.
Do I need every document before I apply?
Not for pre-approval, which can run on estimates and recent payslips. Formal, unconditional approval needs the full list, so it's worth gathering everything early to avoid delays once you're under contract.
